This development consists of approximately 71,000 sq.ft. concrete tilt-up multi dock loading warehouse with 17,150 sq.ft. second floor office space in the East Newton industrial area in Surrey, BC. The gravity system is provided by the tilt wall panels to the perimeter of the building with a combination of internal structural steel framing consisting of beams and columns supported off reinforced concrete foundations and internal tilt wall panels supported off strip and pad foundations providing support to the open web steel joists and metal roof decking. The ground floors consist of 7” thick slab on grade. Tilt wall panels to the exterior and interior of the buildings provide the lateral support system.

The second-floor structure was constructed using open web steel joists and steel beams supporting the composite metal deck and concrete floor slabs. A combination of structural steel braces and the tilt wall panels provide the lateral support system to the second-floor level.

This project involves the renovation and addition to an existing building on the Goldbar site. Our team provided the structural, mechanical, electrical, and civil engineering services for this significant renovation project. The project includes the addition of a control room, converting existing offices and support spaces into change rooms, new office spaces, and classroom areas. Additionally, sprinklers will be added to the entire building.

Our mechanical team designed the new HVAC, sprinkler, plumbing systems, service upgrade, and BMS for the building. To ensure the new systems will support the building operations our team conducted a thorough analysis of the existing system for capacity to ensure it’s ability to handle the increased loads. The new mechanical systems are designed to tie into the existing infrastructure including the existing sanitary and storm sewer, HVAC systems, and the addition of new water service to the building. KD Mechanical’s scope also included:

  • A new controls system for the building to connect to the existing site wide controls system.
  • A new HVAC unit to serve the control room which operates 24/7.
  • New water heaters.

KM Civil’s scope included the following:

  • Review of existing utilities alignments onsite and offsite.
  • Review of stormwater Management requirements and overland drainage for the development.
  • Integrate and accommodate new building into the existing infrastructure.
  • Provide new water service connection to the building.
  • Provide design for new raised pararamp into the building.
  • Construction Administration and Field Reviews.
