This development consists of two buildings comprising of 26 modern and functional warehouse units in the Dominion Triangle neighborhood in Port Coquitlam, BC, Canada. The combined area for both buildings is 65,315sq.ft. The gravity system is provided by the tilt wall panels to the perimeter of the building with a combination of internal structural steel framing consisting of beams and columns supported off reinforced concrete foundations and internal tilt wall panels supported off strip and pad foundations providing support to the open web steel joists and metal roof decking. The ground floors consist of 6” thick slab on grade. Tilt wall panels to the exterior and interior of the buildings provide the lateral support system.

The second-floor structure was constructed using wood TJI joists supported off a combination of interior stud partition walls, glulam beams and columns and the building tilt wall panels providing support to the plywood floor sheathing.

Due to the width of both building being approximately one fifth of the length of the buildings, the tilt wall panels on the short elevations and the interior of the buildings required hold down anchors to be provided to the panel ends and the foundations to deal with the seismic uplift forces.

The Krahn Group was hired by Clutch Contracting to design this new multi- tenant concrete tilt-up industrial building on the corner of Hume Road and Brown Street in the popular Tilbury Industrial area of Delta, BC. This building features 7 grade loading doors, 24’ clear ceiling height, and LED lighting.

10331 - 105 Street, Westlock, AB

Krahn Group was hired to provide the engineering services for this new marine vehicle sales facility located in Westlock, AB. The project consists of a renovation of an existing single storey building as well as an 11,534 sq.ft. main floor addition that will include a sales showroom, office area, parts desk, service counter and service garage. A 4,064 sq.ft. Second Floor area was also added within the new addition.

1305 East 7th Avenue, Vancouver, BC

This four-storey self storage building is a virtual zero lot line development in east Vancouver fronting Clark Drive. It is extremely efficient in space utilization and resolves significant challenges in planning this light industrial use in direct proximity to a residential neighbourhood. It is a very minimalist and modern building design well suited to its urban context. The principal materials are insulated metal panels, conventional steel construction and curtainwall.

10119 - 45th Ave NW, Edmonton, AB

This project consists of an approximately 124,465 sq.ft. new addition to the Labatt Brewery facility in Edmonton, AB. The addition includes a new production area, a new RTD area, interior storage and tank rooms, a warehouse area complete with a Logistics office and mezzanine, and an exterior Alcohol Tank Storage building. The project also includes the demolition of the north canopy of the existing Prairie Sales Office, the removal of the existing PH Control Building to be replaced with a new PH Control Building, and the relocation of underground services for the entire site.

1515 & 1491 Kingsway Avenue, Port Coquitlam, BC

This development consists of a new state of the art three storey head office, warehouse and distribution facility which includes a fully equipped fleet maintenance repair garage, a welding & maintenance facility and dedicated flammable liquid storage and paint-mixing rooms. The 3-storey office building was constructed using a combination of structural steel moment frames and tilt wall panels (supported on reinforced concrete foundations) which provided both the gravity and lateral support systems to the office portion of the building. Open web steel joists and steel beams provided support to the metal deck at roof level. The floor structure at second and third floor was constructed using open web steel joists and steel beams supporting the composite metal deck and concrete floor slabs. The height of the tilt wall panels to the office area were predominately 48ft tall rising up to 53ft at certain locations. A secondary steel frame, fixed back to the main structure was used to support the overhanging glazing, canopies and cladding systems employed to the front and the side of the building. The office component also included a full height atrium to accommodate the feature spiral stairs under the 540sq.ft. skylight and a second-floor external patio. The warehouse and distribution facility consists of a floor area totaling approximate 344,450sq.ft. with a clear height of 32ft which was a requirement for the racking which consisted of both automated and manual multi-level picking modules. Tilt wall panels to the exterior and interior of the building provide the lateral support system with the combination of tilt wall panels and structural steel frame on reinforced concrete foundations providing the gravity system supporting the open web steel joists and metal roof deck.

This building won the Tilt-Up Achievement Award in 2022.

The project consists of a light industrial indoor recreational service center located in St. Albert, Campbell Business Park North. The building is comprised of approximately 47,984 sq.ft. of recreation space, 5,000 sq.ft. of office space and 1,650 sq.ft. of mezzanine area.

We designed this four storey, 65,000 sq.ft. recreation vehicle dealership consisting of a showroom with significant glazing areas opening onto a major collector street in Abbotsford, BC. This project utilizes several key construction technologies including precast and CIP concrete, steel framing as well as mass timber structural elements. The project includes wash bays, multiple service bays, office spaces, and customer amenity areas. It is currently nearing completion and occupancy.
